Wiping away visible mold doesn't fix a failed vapor barrier, standing water, or a slow plumbing leak underneath the house — that source has to be corrected first, or the growth just comes back.

- The moisture source, identified and documented before cleaning is priced
- Whether year-round humidity or a discrete leak is driving it
- Sealing the area off and managing airflow for the duration
- What is removed versus cleaned, and the basis for drawing that line
- Verification afterward, plus the humidity control that prevents a repeat
Lakeland context
